If you thought exterior signage is meant just for business, think again. Even a luxury apartment building needs one. Apart from serving as an introduction for the realtors who are behind the creation, creative and attractive exterior signage can make people aware and even interested in buying, thus serving as a powerful advertising tool too. It has been found that with a well-planned exterior signage, a business can win over the attention of its targeted customers within a very short span of time. In addition to outdoor signage, there’s a growing trend of using ADA signage in buildings to help customers with visual disabilities. By using ADA-compliant business signs, people with visual disabilities could be easily guided to different areas of a building. Perhaps these are the reasons why 400 North Apartments hired us to create exterior signage and ADA signage as part of a complete signage package.

The client – 400 North Apartments

400 North is the newest luxury apartment building located in the heart of downtown Maitland. This mid-rise community offers one, two, and three-bedroom apartment homes that come equipped with contemporary amenities such as premium views, granite countertops, luxury plank flooring, energy-efficient appliances (made of stainless steel), garage parking, and valet waste removal service, among others. By offering its residents a brand new maintenance-free living, 400 North promises them to have the time to enjoy various community amenities and area conveniences right at their doorsteps.

When 400 North needed a complete signage package including exterior signage, parking garage signage, and ADA signage, they came to us.

Project execution

400 North needed exterior signage for different areas. We designed freestanding monument signs to help it showcase its subdivision entrance and park. With faux stone finish that contained some elements of masonry, we made the outdoor signage attention-grabbing and pretty attractive. Since our raised letters can be used on both sides of the exterior monument sign, it was possible to grab the attention of people coming from either side.

During the installation of the exterior monument sign, we gave it an acrylic textured finish to make it resistant against impact, fading, and the weather. We also installed long paneled lights at the base of this exterior signage so that when they are switched in the evening, a halo effect gets created.

Another exterior signage that we created was for the entrance. We used raised lettering to put the logo of 400 North on one side and the word “Leasing” on the other side of a vertical line that acts as a divider.

400 North offers private parking garage for its residents and we were entrusted with the job of creating ADA signage for the space. With the logo of 400 North on top and big bold letters (all capitals) beneath that say “FUTURE RESIDENT PARKING,” we ensured that the ADA-compliant signs would let the drivers know where they may and may not park. Apart from making these ADA signages durable and capable of withstanding the elements, we made them reflective and used bold lettering to make it easy for drivers to spot them.
